Missing Middle Multiplex
A strategic land-use study for a uniquely positioned Toronto through-lot.
This project begins with an unusual site condition and treats it as an asset rather than a constraint.
While existing zoning restricts near-term development, the work focused on understanding how the site could perform at its best over time.
This study evaluated future proposals for laneway housing, lot splitting, and multiplex development under Major Streets legislation. It also assessed floor plans in light of potential single-exit stair building code changes.
One proposal (pictured here) tests a missing-middle Urban 5-Plex over a single storey of retail or office. This solution demonstrates how meaningful density can be achieved on a single lot in the future. This proposal lowers the barrier to entry for smaller builders and developers.
By eliminating the need for complex land assembly, Micro-Midrise projects can significantly reduce upfront costs and development timelines. This means less financial risk for developers and can lower costs for owners and renters alike.
By mapping future massing scenarios, access strategies, and street relationships, the project allows the client to evaluate options calmly and strategically, without pressure to act prematurely.
The result is a clear framework for decision-making grounded in patience, foresight, spatial logic, and cost.
All of this allows the client to act decisively—now or later—with confidence rooted in a strong mathematical and spatial understanding of the potential use of land.
